Basic Steps For The Renter/Apartment Dweller Trade-In Program:
  • We'll discuss your rental terms and lease agreement and see if your landlord would be willing to comply.
  • We'll see if you qualify for a home loan, and decide what you'd like to spend on a home.
  • At that point, we'll find out if you're eligible for the renter trade-in program. If you are, we'll start looking at homes for sale on the market.
  • If you find a home you want to buy, you'll get written approval from your landlord to participate in the program and then make an offer on the home.
  • You move into your new house and focus on adjusting and making it your own, while we get it rented for you, or just pay your rent for the remainder of your lease.
Specific Qualifications For The Renter/Apartment Dweller Trade-In Program:
  • If you can not purchase a home due to an inability to dispose of a lease on your present home or apartment, Howard Hanna Real Estate Services may assume the lease and sublet the
  • home or apartment. The Apartment Dweller Trade-In is subject to the following:
  • Written permission from the landlord permitting Howard Hanna to sublease to a new tenant at same rental, no fees, no subletting restriction, no advance payment, and with normal qualifications of tenant. Landlord must also agree that property will be vacant if a subtenant does not take occupancy.
  • A copy of the current lease must be attached to the application.
  • Cooperation in showing the unit to prospective tenants - unit must be available for showing, 9:00 a.m. to 8:00 p.m. 7 days a week with at least 12 hours advance notice. Unit will be kept by you in good housekeeping at all showings.
  • The total amount of the assumed lease can not be greater than the Buyer Agency Commission due to Howard Hanna.
  • After Hanna approval for subleasing, Howard Hanna will offer unit for re-leasing on the market for a minimum of 120 days prior to assumption of the lease by Howard Hanna.
  • Subleasing Rider must be made part of the Agreement of Sale.
  • A Howard Hanna real estate agent is the Buyer's agent.
