What Your Realtor Should Do
On my previous post, Why Realtors Aren't Liked, I made mention of what some agents do and what some don't. Why Realtors have a lingering stereotype and why there are some misconceptions that haunt us. It's important to know what your agent, (A good agent) should be doing for you and why Realtors are needed during the home buying and selling process.

If you're buying a home, your real estate agent should:
  • Know the market you're looking in and what there is to offer and do.
  • Be familiar with home values and market trends that are current.
  • Help place you with top mortgage professionals and home inspectors.
  • Have the knowledge and industry experience to know who the best are.
  • Know enough about a home in and out to guide you and help you make a wise choice.
  • Be able to point out flaws with mechanicals and have some knowledge about a home.
  • Make sure you don't buy on impulse or for decor reasons.
  • Understand and get to know you and your family's needs.
  • Negotiate for you and get you what you want.
  • Make sure your legally covered by reviewing disclosures and the purchase agreement.
  • Teach you about the process and make sure you're knowledgeable as well.
  • Walk you through all the necessary legal paperwork and contracts properly.
  • Provide you with area home values to determine a good buy.
  • Help you save money, time and headaches by choosing a good title company.
  • Ease your mind and work behind the scenes getting everything done for you.
  • Make your move, transition and closing as smooth as possible on your terms.
  • Be your advocate and a third eye, making sure things are covered on your end.
If you're selling a home, your real estate agent should:
  • Thoroughly go through your home with a white glove and be honest.
  • Help you make needed and creative changes to show the home in the best way.
  • Council you on the visual presentation of the home and decor.
  • Understand your city's point of sale inspections and time lines.
  • Know what buyers are currently looking for and what's hot in real estate.
  • Provide you with detailed area information including current comparables and trends.
  • Know your needs and motivation enough to be able to adjust the marketing plan.
  • Have the contacts necessary to refer you to needed industry professionals.
  • Have the expertise and knowledge to get your home sold using all methods.
  • Be highly skilled in technology both online and off and have all resources available.
  • Tap into all areas and reach where buyers are looking for homes.
  • Have a strategy plan in advance for before and during the listing period.
  • Go over all contracts thoroughly with you before signing.
  • Work on your behalf and be a strong negotiator and closer.
  • Coordinate all events from the listing to the close.
  • Be your advocate and get the best price for your home in the shortest time possible.
  • Be able to market your home 24 hours a day and to the entire world.
  • Have the largest website in Ohio to market your home and capture potential buyers.
