Property Disclosures in Ohio
If you're going to be selling your home, there are a few things you need to know. When I say "few" I mean 78. If you're not working with a skilled Realtor, you may not have all the knowledge you think you'll need. Or marketing reach for that matter, but if you're going to try it on your own, (For Sale By Owner) I've added the property disclosures you'll need to fill out below. I've also added the lead based paint disclosure. You can just print them. This saves you from having to buy them. You're welcome. Remember us if your home hasn't sold. One of the biggest things you'll have to do besides find somewhere else to live and pack, is fill out your Ohio residential property disclosures. It's the law here in Ohio. Four sheets of questions that are all pretty simple. The questions on the disclosures are about your home. They're asking you to disclose anything major, either positive or negative you've done to the home or has happened to the home within the last five years.

The more you disclose, the better, as far as being honest and informing the new owner of any work completed or work needed. They do hold up in court and that's the last place you want to be after selling your home. Make sure to read them over carefully and fill them out completely. Your real estate agent isn't allowed to touch them with ink or tell you what to say. If you're unsure of something in the home, answer unknown instead of no. If you check no, that's saying you're sure. For instance, if you haven't used the sump pump in years and haven't had it checked, where it asks you about any defects with the system, put unknown because you don't know for sure.

The residential property disclosures will be reviewed by the buyer before signing the contract and/or closing on the home. Many problems with real estate transactions have to do with the property disclosures being filled out incorrectly and lack of disclosures made. Believe me, it all comes out eventually so if you have a known defect in the property, make it known.

The lead based paint disclosure is also a must if selling a home. You have to fill it out and check that you either know of there being lead based paint in the home or you don't. Chances are that if your home was built before 1978, it has lead paint under all those layers. If you don't know for sure though, check unknown.
