I would have to agree with the clean then clean again approach.I have been in the building business all of my life,and curb appeal as they say is right on top of the list.

I found the 'ego at the door' thing applied for purchasing as well. I remember buying a house in London about 15 years ago and, when the sellers were holding out for the last 500 quid, I was all ready to say 'Sod it' when a wise old workmate gave me something akin to that 'ego' talk so I went the extra 500 bucks and got the house I wanted.
I was right to do so, as it turned out. My ego would have lost it for me.
when I said common sence, I was amazed when I was practicing realestate how many times I would have to remind opeole of these steps,especially to declutter.things like that sometimes made selling a house easy.
